Access Statement For Heather Bank Cottage, Wall Nook, Barkisland, West Yorkshire.

Introduction

 

Heather Bank Cottage is in a country location, within 15 minutes of Halifax and Huddersfield town
centres.  We have two acres of woodland-heather wildlife garden, with direct access to open countryside.
This conversion of a traditional stone barn, next to our main house, has resulted in a 1 bedroom
cottage of character with a quiet outlook over the surrounding South Pennine countryside.

  This cottage has level access, with ground floor bathroom and bedroom, and is therefore more suitable for a mobility impaired person. 

Our two cottages are adjacent to our main house, and we are normally at home to welcome visitors on arrival, and help with any queries.

  All visitors are provided with a brochure which includes directions to the cottage, and a printed copy of the booking conditions.
 
  The cottage is accessible by public transport, and the nearest bus stop is 50 metres from the door.

Arrival & Car Parking Facilities

The cottage is located at Wall Nook, on the B6113 road between West Vale and Ripponden, some 400 metres from the Spring Rock tavern. 
Sowerby Bridge railway station is 2 miles away, but generally visitors will require their own transport or taxi to reach the station. There are frequent trains to Manchester, Bradford and York.

The cottage is situated to the rear of the house via a short tarmac driveway and visitors may park their car within 5 metres of the cottage entrance. There is level smooth tarmacadamed access to the entrance. The entrance to the cottage is clearly signed.

   There is an off-road  level parking area adjacent to the entrance. The entrance to the cottage is clearly signed, and the entrance doorway has a low threshold step.

The front door is 75cm wide and the handle is 90cm high on the right hand side. There is a 5cm high stone step to the front door and the door threshold itself is 5cm high. The front door leads directly into the entrance area 130cm by 180cm, and gives level access to the staircase, ground floor bedroom and separate bathroom.

Twin Bedroom
This is an attractive room with two single beds, a double wardrobe, dressing table with drawers, bedside table, and a normal chair with no arms. 
The single beds are 3ft 6in wide, with a height of 50cm to the top of the mattress. Non feather duvets and pillows are provided. The largest transfer space available to the left or right of the bed is 850cm, although the beds are moveable if more space is required.
The largest free space clear of doors and furniture is 160cm by 160cm.

Bathroom & WC
This is a spacious room with natural stone wall, and attractive floor tiling throughout. There is a bath of height 52cm with flexible Mira shower over, and also W/C and a pedestal hand basin. 
The W/C is 42cm high. The space to the left of the toilet is 40cm.
The free space in the bathroom (free of doors and furniture) is 90cm by 230cm.
 

Open plan First Floor level

   The entire first floor is open plan, overlooking the garden and surrounding countryside, with feature stone walls and timber ceiling. There is a lounge area, dining area, and fully equipped kitchen area. The first floor is accessed from the entrance area by a wooden staircase with closed carpeted treads.

   

Staircase
The staircase is straight with a small half landing area (100cm x 80cm) close to the top. The first twelve steps up to the half landing are wooden with a rise of 18cm and a tread of 23cm. There are a further three wooden steps from the half landing up to the lounge area and these have a rise of 20cm and a tread of 23cm. The staircase is 80cm wide with a 90cm high wooden banister on the right.

   The stairs are wide enough for a carer to stand alongside to provide assistance.



Dining room and lounge
The dining area is open plan with the lounge and kitchen. In the lounge area, there is free space of 300cm by 500cm clear of doors and furniture. There is a feature antique polished wooden floor, with a short pile carpet
The dining table is a rectangular pedestal type 150cm by 70cm and is moveable side to side, with height 69cm floor to lowest part of table (underspace). The free space between table and walls is at least 85cm all round.
Two chairs (moveable) with arms and padded seat  are provided in lounge area. There is also a high quality double high quality sofa bed without arms.
LCD TV with Freeview and DVD is provided. The cottage is also connected to a wireless broadband  network for free internet and e-mail access.

Self catering kitchen
The kitchen area is open plan with the lounge area. There is a polished wooden floor and and open area free space of 150cm by 150cm. The area is evenly lit, with spotlights above work surfaces where required.
The kitchen is fully equipped with an electric cooker, worktop microwave,  and under-counter fridge with small freezer section. The kitchen units are standard height (90cm) The sink is 90cm high with cupboards underneath.

 

Grounds and Gardens 
   A lawned garden with picnic table is situated immediately in  the patio area to the front of the main entrance, and is available to all visitors. There is level access to this patio, and to the wildlife pond.

There are two acres of woodland wildlife garden, including an interesting  pond area.
The garden is on three levels. There is a relatively flat lawned area with picnic table to the rear of cottage, an intermediate terrace area, which is accessed by steps or path, and also a one acre field with established native woodland and picnic area with outstanding views of the South Pennine landscape.


There is direct access from the field area to bridleways and open countryside.

   The internal doors of the house are approximately 70cm wide by 196 cm high
 
  A cot and a high chair can be provided on request
 
  Pets are welcome. There is good dog walking directly from the doorstep, through our woodland and onto local moorland.
 
  The premises are strictly non-smoking
 
  There is a front loading washing machine and drier for visitors’ use, in our main house, Cherry Tree House adjacent.
 
  The cottage is connected to a wireless broadband network for free e-mail and internet access.
