Introduction

Cherry Tree Cottage is in a country location, within 15 minutes of Halifax and Huddersfield town centres.  We have two acres of woodland-heather wildlife garden, with direct access to open countryside. This conversion of a traditional stone cottage, next to our main house, has resulted in a 2 bedroom cottage of character with extensive views over the Black Brook valley and surrounding South Pennine countryside. 

Our two cottages are adjacent to our main house, and we are normally at home to welcome visitors on arrival, and help with any queries.

The cottage has been completely re-decorated and refurbished throughout in December 2010

   We accept payment by credit/debit card, UK cheque, or direct bank transfer (BACS), whichever you prefer.
   The cottage is accessible by public transport, and the nearest bus stop is 50 metres from the door. If you are arriving by air, we recommend using the direct rail link from Manchester Airport to Huddersfield. We offer to meet you from the train, and bring you to the cottage.

Arrival & Car Parking Facilities

The cottage is located at Wall Nook, on the B6113 road between West Vale and Ripponden, some 400 metres from the Spring Rock tavern. 
Sowerby Bridge railway station is 2 miles away, but generally visitors will require their own transport or taxi to reach the station. There are frequent trains to Manchester, Bradford, Leeds and York.


The cottage is set back from the roadside with a small lawned garden and patio and visitors may park their car in a level gravelled off-road car park within 5 metres of the cottage entrance. There are 4 stone steps up to provide access to the frontage of the cottage. The entrance to the cottage is clearly signed.

The front door is 80cm wide and the handle is 80cm high on the right hand side.
There are two further   stone steps 16cm h  leading to the front door entrance from the patio frontage. 
The front door leads directly into the entrance kitchen area 120cm by 180cm, and gives level access to the staircase, ground floor lounge/dining room, and doorway to the basement laundry room.

Self catering kitchen

There is a large fitted doormat to the entrance doorway and a varnished wooden floor throughout the kitchen which is fitted with oak units and solid beech worktops. 
The kitchen has an open area free space of 200cm by 200cm. The area is evenly lit, with additional lighting above work surfaces where required.
The kitchen is fully equipped with an electric cooker with halogen hob, worktop microwave, and under-counter fridge with small freezer section.
The kitchen units are standard height (90cm) The sink is 90cm high with cupboards underneath.

 

 

 

Lounge/Dining room

The lounge/ dining room retains the old stone fireplace and exposed beams. In the lounge area, there is free space of 200cm by 250cm clear of doors and furniture. The lounge is fully carpeted.
The dining table is rectangular polished wooden with legs to each corner, 90cm by 75cm and designed to extend to 90cm by 150cm, with 60cm clearance to lowest part of table (underspace).
The free space between table and walls is at least 85cm.

Chairs-  There are 2 chairs(moveable) with arms and padded seat provided in lounge area. There is also a double sofa –with arms.
LCD TV is provided with Freeview and DVD. The cottage is connected to a wireless broadband network for free internet.

First Floor level

The first floor comprises a double bedroom, a twin bedroom with built-in full size single beds, and an attractive bathroom, all opening off a top landing area 200cm by 130cm.  The first floor is accessed from the entrance kitchen by the staircase with closed carpeted treads.

 

Staircase

The staircase is straight with a half turn at the top. The first nine steps up to the turn are carpeted with a rise of 18cm and a tread of 23cm. There are a further three tapering steps to complete the turn and these have a rise of 19cm and a maximum tread of 30cm. The staircase is 80cm wide with a 90cm high with a wooden banister on the left.

 

Main bedroom

This is a light airy room, with extensive views over the Black Brook valley, with a double bed and crafted pine furniture including wardrobe, two bedside cabinets, dressing table with mirror, and a small bedroom chair.

The largest transfer space available to the right of the bed is 85cm. The bed is moveable if more space is required.

 

Twin Bedroom

This is a South facing room with extensive views, with two built-in single beds , a single wardrobe, pine chest of drawers, and a normal bedside chair with no arms.

The single beds are 3ft 2in wide, and partially overlapping each other in a tiered arrangement. (See photograph) The heights of the beds are 50cm and 140cm to the top of the mattresses. Non feather duvets and pillows are provided.

The largest transfer space available to the left or right of the bed is 120cm.The largest free space clear of doors and furniture is 120cm by 230cm.

 

 

Bathroom & WC

The bathroom is well proportioned, with high timber ceiling and attractive tiling to bath surround and floor. There is a bath of height 51cm with flexible Mira shower over, and also W/C and a pedestal hand basin. The W/C is 42cm high. The space to the left of the toilet is 50cm.

The free space in the bathroom (free of doors and furniture) is 90cm by 150cm.

here is a small lawned garden, and level frontage with garden seat immediately in front of the cottage.

There are two acres of woodland wildlife garden, including an interesting  pond area.
The garden is on three levels. There is a relatively flat lawned area with picnic table to the rear of cottage, an intermediate terrace area  which is accessed by steps or path, and also a one acre field with established native woodland and picnic area with outstanding views of the South Pennine landscape.


There is direct access from the field area to bridleways and open countryside.

Additional Information

  The internal doors of the house are approximately 70cm wide by 196 cm high
  A cot and a high chair can be provided on request
  Pets are welcome. There is good dog walking directly from the doorstep, through our woodland and onto local moorland.
  The premises are strictly non-smoking
  There is a front loading washing machine and drier, for visitors’ use, in the cellar area of the cottage. Access is from the kitchen by means of a stone staircase. The cellar is airy with an opening window to allow natural light.
  The cottage is connected to a wireless broadband network for free e-mail and internet access.
